We aim to book appointments 2 – 3 days from initial contact, appointment times are dependent on the access arrangements and client requirements but are totally flexible and includes weekends. 

On site assessments to complete EPC’s takes approximately 45 mins, with that time assessors will collect the following information:

• Draw a floor plan to establish the total size of the property, heat loss perimeters and party wall lengths. 

• Complete my site notes to identify the heating systems, construction & additional information as required.

• Photos are taken and used as evidence to support the information included on the EPC, photos will only be shared with the accreditation body Elmhurst Energy and only if the instruction is audited. 

• Once the on-site survey is completed the Energy Performance Certificate, will be lodged and issued within 2 working days.

Typical costs for an EPC are £60.00 

The Invoice for an instruction will only be issued once an appointment has been confirmed and is payable either in advance of the appointment or at the time of the appointment. 

Reports will only be issued once a payment has been made.

Appointments cancelled with 24hrs of the appointment time, will not be charged a cancellation fee. Appointments cancelled within 24 hours of the appointment will be charged 50% of the fee.

Property Marketing Photos;

We aim to book appointments 2 – 3 days from initial contact, appointment times are dependent on the access arrangements and the readiness of your property to be photographed. 

We aim to complete the onsite assignment within approximately 1 ½ hours, this is off course dependent on the number of rooms within the property and how much additional work is required to stage and make each room ready for the photos. 

Prior to each appointment information is sent to the vendor advising on decluttering and helpful tips towards staging and getting the best possible pictures of your property. 

The Invoice for an instruction will only be issued once an appointment has been confirmed and is payable either in advance of the appointment or at the time of the appointment. 

Photos will only be issued once a payment has been made.

Virtual Furnishing

Photographs of empty rooms can look cold and lifeless. But adding furniture would normally be an expensive option whether that’s bought or rented.

So, we are now able to add virtual furniture showing potential buyers how rooms could look as homes. The cost of this service is significantly less than the cost of real furniture. 

We can also most times, remove existing furniture and replace it, for a small additional cost.  

Digital Surgery

Our expert photo editors can usually delete cement mixers, builders’ toilets, piles of gravel and other objects that cannot easily be physically moved out of the way.

We can often, also, digitally remove signage, tins of paint from interiors, scaffolding outside of windows so that marketing can commence weeks or maybe months earlier than would be possible otherwise.

Typical costs for Property Marketing Photos are from £120.00 Digital Services Start from £70.00 per room
